Think you know Austin's South Congress Avenue? Here's what investors, developers see

But there is a renaissance going on just south of Ben White Boulevard. Get ready for creative office space, mixed-use, condos, apartments and more. The way many see it, far South Congress is on its way to being about as hip and cool as the part of the street closer to downtown known as SoCo.

“This is South Lamar (circa) 2010,” said John Collins, partner at Austin-based St. Croix Capital Realty Advisors — a real estate development, investment and advisory firm.


Real estate roundup: Nordstrom stocks up, Slackerville goes World Class

World Class Capital Group, the Austin-based real estate investment company, has been pretty quiet lately when it comes to acquisitions. But that changed recently when World Class purchased Slackerville, the uber South Austin retro strip center at 2209 S. First St. That means several classic stores — End of an Ear records, New Brohemia and Amelia’s Retro Vogue & Relics boutique — will have to find new premises. John Collins of St. Croix Capital Realty Advisors represented the seller, Michael Poulson, and Michael McKinley of McAllister & Associates represented World Class Capital. Financial details were not disclosed but the 7,056-square-foot strip center and an adjacent 960-square-foot garage were most recently valued by the Travis Central Appraisal District at $1,463,489. The retail center was built in 1946 and the garage was built in 1962.
